Can I build an ADU? Zoning lookup

Type a City of Atlanta street address. We look up its zoning on the city's own map and tell you what the code allows. Nothing you type is stored.

How to read your result

  • R-4, R-4A and R-5: one detached ADU of up to 750 sq ft is allowed by right. See the Atlanta ADU rules guide for setbacks, height and lot coverage.
  • R-1, R-2, R-2A, R-3 and R-3A: no detached ADU under today's code. A conversion inside the main house may still work.
  • Anything else (R-4B, MR, RG, PD, SPI districts, or a zoning with "-C" conditions): it depends on that district's text and any conditions, so get it checked.
  • Historic and landmark districts add design review on top of zoning.

Zoning is the first gate, not the last. Lot size, trees, sewer location, slope and setbacks decide what actually fits, which is why Christina walks the lot in person on a free ADU site evaluation.

Where the data comes from

The lookup uses the City of Atlanta's public address locator and its zoning lots map layer, the same data behind the city's Property Information map. The map can lag recent rezonings, so treat the result as a starting point and confirm with the city before you buy plans.

Common questions

Questions Atlanta homeowners ask

How do I find my zoning in Atlanta?

Enter your address in the lookup above, or search it on the City of Atlanta Property Information map. Your zoning district (for example R-4) is what decides whether an ADU is allowed.

Which Atlanta zoning districts allow ADUs?

R-4, R-4A and R-5 allow one detached ADU of up to 750 square feet by right. R-1, R-2, R-2A, R-3 and R-3A do not allow one today.

Does this work outside the City of Atlanta?

No. Decatur, unincorporated DeKalb, Fulton and Cobb counties and other cities have their own ADU rules. Ask us and we can check.
