Why a detached ADU
A detached ADU is a separate small house in your backyard, with its own kitchen, bathroom and entrance. In the City of Atlanta it's the type of ADU the code allows by right, and it gives both households the most privacy. People build them for:
- Aging parents who want independence close to family.
- Adult children saving for a place of their own.
- Long-term rental income to offset a mortgage.
- Guests and a home office that doesn't take over the house.
What fits on an Atlanta lot
Up to 750 sq ft (and no more than 30% of the main house), up to 20 ft tall, with 4 ft side and rear setbacks in R-5 or 7 ft side and 15 ft rear in R-4 and R-4A. In practice that comfortably fits:
- A studio of 350 to 450 sq ft with a full kitchenette and bath.
- A one-bedroom of 500 to 650 sq ft.
- A compact two-bedroom near the 750 sq ft cap.
Within the 20 ft height limit, a two-story design on a small footprint can save yard space, as in the Oakland ADU pictured on our home page. Full details are in the Atlanta ADU rules guide.
Design ideas that work
- Vaulted ceilings and tall windows make 500 sq ft feel larger.
- A small porch or deck gives the ADU its own outdoor room and front door.
- Place windows to look away from the main house for privacy on both sides.
- Plan storage early: a loft, closets and built-ins.
- Consider aging in place: a curbless shower, wider doors and a step-free entry.
